How Is American Tower’s Stock Performance Compared to Other Real Estate Stocks?![]() With a market cap of $100.2 billion, American Tower Corporation (AMT) is one of the largest real estate investment trusts (REITs) in the world, specializing in wireless and broadcast communications infrastructure. The company owns and operates a vast portfolio of cell towers and other communications sites across the globe. Companies valued at $10 billion or more are generally classified as “large-cap” stocks, and American Tower fits this criterion perfectly, exceeding the mark. The company operates in over 25 countries across North America, Latin America, Europe, Africa, and Asia, with a portfolio of more than 225,000 communications sites. However, AMT shares have dipped 12.4% from their 52-week high of $243.56 achieved on Sept. 10, 2024. AMT shares have soared 1.8% over the past three months, outperforming the Real Estate Select Sector SPDR Fund’s (XLRE) 4.3% fall during the same period. ![]() Longer term, American Tower’s shares have soared 16.4% on a YTD basis, surpassing XLRE's 2.4% gain. However, AMT's 8.3% rally over the past 52 weeks lags behind XLRE's 9.9% return over the same time frame. American Tower's stock has been trading below its 50-day moving average since mid-May but has been trading above its 200-day moving average since the end of February despite some recent fluctuations. ![]() American Tower stock jumped 4.8% on Apr. 29 after delivering Q1 2025 results. Solid leasing trends and resilient demand across its global portfolio drove results above expectations. Revenue rose 2% year-over-year to $2.6 billion, while AFFO climbed 7.1% to $1.3 billion. AFFO per share came in at $2.75, beating consensus by 10.4% and reinforcing the company’s momentum heading into the rest of the year. In comparison, its rival, Equinix, Inc. (EQIX), has underperformed AMT, with a 5.1% drop in 2025, but has outperformed with a 19.1% rise over the past year. Nevertheless, analysts are highly bullish, with a consensus rating of "Strong Buy" from 23 analysts. Additionally, the mean price target of $246.19 implies a premium of 15.4% from the current market prices.
